Is Your Garage Fibro?
Before anything else, work out what you actually have. It changes who is legally allowed to touch it, and it changes the price by an order of magnitude.
An asbestos-cement garage or shed is typically flat grey-white cement sheet fixed to a timber frame, often with a corrugated cement roof — the profiled sheeting known as super six. The sheets are rigid and brittle rather than springy, usually held with exposed nail heads in a regular grid, and the cut edges look like compressed cement rather than metal or timber. Fibro garages, cement sheet garages and asbestos carports went up across Sydney in enormous numbers from the 1950s to the late 1980s. If yours is that construction and predates about 1990, treat it as asbestos until a test says otherwise.

What moves the number: footprint and sheet count; roof condition, since degraded sheets are handled more slowly; truck access, because a garage down a long narrow driveway costs more to clear than one at the street; whether the slab and footings are in scope; distance to the nearest EPA-licensed disposal facility; and whether the structure sits on a boundary, which adds protection work. You will also see $140–$400 quotes advertised — real prices, but for non-asbestos garden sheds unbolted and taken to a transfer station. No licensed removalist, no Form 65, no controlled removal, no EPA disposal, no dockets, no clearance. On a fibro structure that work is unlawful without a licence, and the owner is left with an undocumented asbestos removal to explain at sale. The gap is not margin — it is a different job on a different legal footing.

Deciding what's in scope
Slab, Footings & Site Clearance
Once the structure is gone you are left with whatever it stood on — a concrete slab, brick piers, or strip footings. Whether that comes out is the single biggest variable in your quote, so it is worth deciding deliberately rather than by default.
When the slab should come out
Take it out if you are rebuilding on the same footprint and the new structure needs its own footings; if you are landscaping or turfing, since almost nothing grows through 100mm of concrete; if you are re-levelling the yard, because an old slab will fight your finished levels; or if you are subdividing or selling a clear block, where a buyer wants usable land rather than a demolition remnant.
When it can stay
Leave it if the slab is sound and you will use it — as a hardstand, a parking pad, or a base for a replacement shed or decking. Leaving a good slab is frequently the right call and saves several thousand dollars, and we would rather tell you that at the site visit than quote you for work you don't need. Structures on brick piers, like the shed pictured here, are cheaper again: the piers come out faster than a slab and the ground is easier to make good.

Asbestos carport removal usually means a flat or corrugated cement-sheet roof on steel or timber posts, often running off the side of the house or garage.
These are typically smaller and simpler than a full garage — fewer sheets, easier access, often no slab — and cheaper as a result. The licensing does not change: if it is bonded asbestos over 10m², it is licensed work, with the same Form 65, disposal and clearance obligations. Do I need council approval to demolish a garage in NSW?
It depends on your council and the structure. A detached, non-heritage outbuilding is often exempt or complying development, but some councils require an application and heritage or conservation areas usually do. Council approval is separate from the asbestos licensing, which applies either way. Confirm your own position with your council before booking.
Do you need a construction certificate for demolition in NSW?
A construction certificate relates to building work, not usually to standalone demolition. Demolition is more often dealt with through a development application or as complying development, depending on the council and the structure. The approval pathway is set by your council, not by us — check with them or your certifier.
How long does an asbestos garage removal take?

Does the concrete slab have to come out?
Not always. If you are rebuilding on the same footprint, re-levelling, landscaping or subdividing, the slab usually needs to go. If you are leaving the area as hardstand, parking on it or building elsewhere on the block, a sound slab can stay and save you several thousand dollars.
