The detail
Every commercial strip-out runs to a programme, and ours starts before we’re on site. We walk the space, confirm scope against your lease schedule or fitout plan, flag any asbestos or services risk, and give you a named, itemised quote you can actually read.
On site, we isolate and protect what stays — base building, lifts, common areas, live tenancies next door — set up containment and waste streams, and strip in a planned sequence: loose fit and joinery first, then services, ceilings, partitions and flooring back to base building. Bonded asbestos, where present, is removed under our Class B licence as we go.
We finish with a clean sweep, remove every bin and bundle, and hand back a clear shell with disposal dockets and — where asbestos was involved — clearance documentation. Ready for the next trade, the incoming tenant, or the handover inspection.
The terms get used interchangeably, but they mean slightly different things. A strip-out clears a commercial space back to base building — fitout, fixtures, services and finishes removed. A defit is the same work driven by a lease ending: removing the outgoing tenant’s fitout. A make-good is meeting the specific reinstatement obligations in your lease — which might be a full defit back to base, or returning the space to an agreed condition. We read your lease schedule, tell you plainly which one you actually need, and quote to that — not to whatever’s easiest to bill.
Commercial and industrial buildings hide bonded asbestos in places people don’t expect — wall sheeting and partitions, vinyl floor tiles and their backing, eaves, switchboards and electrical backing boards, and fire doors. In an older building it’s common to uncover it once the fitout starts coming out.
Most strip-out crews have to stop and bring in a separate licensed removalist, which costs time and money. Friable material is Class A; if we find it, we stop, advise you and arrange the correct licensed path.
A commercial strip-out generates serious volume, and how it’s handled affects your cost, your programme and your compliance. We stream waste on site — recycling metal, timber and clean fill where we can, and disposing of general and regulated waste at EPA-licensed facilities. Asbestos waste is double-wrapped, labelled, tracked and disposed of lawfully, with dockets supplied on completion. You get a clean site and a documented paper trail.
Commercial work rarely happens in an empty building. We work around trading hours where needed — including overnight and weekends — to avoid disrupting your business, your members or neighbouring tenancies. We coordinate with building management on access, loading docks, lifts and out-of-hours protocols, and we keep to your lease deadline. We also handle demolition under the same roof when a strip-out turns structural.
