Strip-out & defit

Cleared, Compliant, Handed Back Ready

HazWreck strips commercial, retail and industrial spaces back to base building — fitout, fixtures, services and finishes removed, waste carted to EPA-licensed facilities, and the space handed back clean and ready for the next trade. Because we hold a SafeWork NSW Class B asbestos licence, we remove bonded asbestos inside the same contract. No stop-work, no second contractor, no programme blowout when the walls come down and there’s ACM behind them.

Common situations

How We Handle the Common Jobs

Most commercial strip-out work comes down to a deadline, a refit, or a surprise behind the walls. Here’s how we approach each.

End-of-lease make-good deadline

Lease ending with a make-good clause to meet? We strip the tenancy back to base building to your lease schedule, handle any asbestos found in the fitout, and hand it back clean with disposal dockets and clearance — so you meet the deadline and the obligation without a dispute.

Pre-refurbishment strip

Refitting a space? We soft-strip the old fitout — partitions, ceilings, services, finishes — back to a clean shell so your new fitout starts on schedule, with the messy, regulated part already handled.

Asbestos found mid-project

Found bonded ACM behind the walls once work started? Because we’re Class B licensed (AD214755), we remove it under the same contract and keep the programme moving — no stop-work, no scramble for a second contractor, no blowout.

The detail

Our Strip-Out & Defit Process, Step by Step

Every commercial strip-out runs to a programme, and ours starts before we’re on site. We walk the space, confirm scope against your lease schedule or fitout plan, flag any asbestos or services risk, and give you a named, itemised quote you can actually read.

On site, we isolate and protect what stays — base building, lifts, common areas, live tenancies next door — set up containment and waste streams, and strip in a planned sequence: loose fit and joinery first, then services, ceilings, partitions and flooring back to base building. Bonded asbestos, where present, is removed under our Class B licence as we go.

We finish with a clean sweep, remove every bin and bundle, and hand back a clear shell with disposal dockets and — where asbestos was involved — clearance documentation. Ready for the next trade, the incoming tenant, or the handover inspection.

Strip-Out vs Defit vs Make-Good — What’s the Difference?

The terms get used interchangeably, but they mean slightly different things. A strip-out clears a commercial space back to base building — fitout, fixtures, services and finishes removed. A defit is the same work driven by a lease ending: removing the outgoing tenant’s fitout. A make-good is meeting the specific reinstatement obligations in your lease — which might be a full defit back to base, or returning the space to an agreed condition. We read your lease schedule, tell you plainly which one you actually need, and quote to that — not to whatever’s easiest to bill.

Asbestos Inside Commercial Fitouts

Commercial and industrial buildings hide bonded asbestos in places people don’t expect — wall sheeting and partitions, vinyl floor tiles and their backing, eaves, switchboards and electrical backing boards, and fire doors. In an older building it’s common to uncover it once the fitout starts coming out.

Most strip-out crews have to stop and bring in a separate licensed removalist, which costs time and money. HazWreck holds a SafeWork NSW Class B asbestos licence (AD214755), so we remove bonded ACM as part of the same job and keep going — see our asbestos removal page for how that’s handled. Friable material is Class A; if we find it, we stop, advise you and arrange the correct licensed path.

Waste Streaming & EPA-Licensed Disposal

A commercial strip-out generates serious volume, and how it’s handled affects your cost, your programme and your compliance. We stream waste on site — recycling metal, timber and clean fill where we can, and disposing of general and regulated waste at EPA-licensed facilities. Asbestos waste is double-wrapped, labelled, tracked and disposed of lawfully, with dockets supplied on completion. You get a clean site and a documented paper trail.

Working Around Your Trade, Lease Deadline & Building Management

Commercial work rarely happens in an empty building. We work around trading hours where needed — including overnight and weekends — to avoid disrupting your business, your members or neighbouring tenancies. We coordinate with building management on access, loading docks, lifts and out-of-hours protocols, and we keep to your lease deadline. We also handle demolition under the same roof when a strip-out turns structural.

Cost guide

What a Commercial Strip-Out Costs in Sydney

Commercial strip-outs and defits are priced on scope, not a flat rate — every tenancy is different. Rather than a misleading “from $X,” we quote each job properly after a site walk-through.

Price is driven by the floor area, how dense and built-out the fitout is, whether asbestos is present, whether work has to run after hours or in stages around a live building, and how the waste streams out. What you always get is a fixed, itemised, named-scope quote — a quote you can read, with honest exclusions and real figures for variations. No day-rates, no “we’ll sort it on site.”

Every commercial quote is fixed, itemised and scoped to your lease or fitout plan after a site assessment.

“We used HazWreck for a commercial strip-out and demolition at our World Gym, carried out overnight while the gym stayed operational. The crew were professional, clean and completely unobtrusive — management and members didn’t even know they’d been there. They later handled an urgent asbestos and demolition job for us at a private school in Auburn at very short notice, in and out with zero fuss. Reliable, licensed and easy to deal with. Highly recommended.”

What commercial clients say

Trusted on Commercial Sites

“I’ve used HazWreck across multiple projects — two full house demolitions in Auburn and Lidcombe, a commercial strip-out in Penrith, and ongoing site clean-ups. As a residential builder, having one contractor who can handle demolition, asbestos and site clearance under one roof saves me a huge amount of coordination and time. Baris and the team are professional, reliable and always hand the site back clean and ready to build on. Couldn’t be happier with the service.”
George Residential Builder
“As a commercial and residential builder I’ve used HazWreck on multiple projects and they’ve been excellent throughout. They handled a complete strip-out of a house in Carlton for me, and most recently a commercial asbestos strip-out and demolition at Strathfield Plaza. Having one licensed contractor who can take care of asbestos, strip-outs and demolition across both my resi and commercial sites makes my life so much easier. Professional, reliable and clean every time — couldn’t recommend them more.”
Sam Commercial & Residential Builder
“HazWreck were brought in to remove asbestos from the old Commonwealth Bank building on Victoria Road, Gladesville, which we were turning into a Plus Fitness. They ended up taking on the complete strip-out and demolition, and the standard of work blew me away. As the demolition crew, they handed the site back not just clear but genuinely immaculate — and then went a step further and pressure washed the entire exterior until it was spotless. You expect a demo crew to leave a mess; these guys left it cleaner than they found it. Licensed, professional and they take real pride in their work. If you need asbestos removal, strip-out or demolition in Sydney, look no further.”

Good questions

Commercial Strip-Out — Frequently Asked Questions

How much does a commercial strip-out or office defit cost?

Strip-outs are scope-priced, not a flat rate — cost depends on floor area, fitout density, asbestos, after-hours work and waste volume. Rather than a misleading “from $X,” we walk the site and give you a fixed, itemised, named-scope quote you can read, with honest figures for any variations.

What’s the difference between a strip-out, a defit and a make-good?

A strip-out clears a space back to base building. A defit is that work driven by a lease ending — removing the outgoing tenant’s fitout. A make-good is meeting your lease’s specific reinstatement obligations. We read your lease schedule and quote to exactly what you need.

Do you handle asbestos found during a strip-out?

Yes. HazWreck is SafeWork NSW Class B licensed (AD214755), so we remove bonded asbestos found in wall sheet, vinyl, eaves, switchboards or fire doors as part of the same contract — no stop-work, no second contractor. Friable material is Class A; if found, we stop and advise the correct licensed path.

Can you work overnight or out of hours to avoid disrupting trade?

Yes. We regularly work overnight, early mornings and weekends so retail, gyms, offices and venues can keep trading. We coordinate with building management on access, lifts and loading docks, and keep the site clean and discreet throughout.

Do you provide disposal dockets and clearance certificates?

Yes. All waste is disposed of at EPA-licensed facilities, and you receive disposal documentation on completion. Where asbestos is removed, we provide disposal dockets and arrange the clearance certificate, so your compliance record is complete.

How long does a commercial strip-out take?

It depends on the floor area, fitout density and whether work runs after hours or in stages. We give you a clear programme with your quote and work to your lease deadline or fitout schedule — many jobs are completed over a few nights or a short shutdown window.

Do you work with our builder, landlord or agent?

Constantly. We work with commercial builders and head contractors, landlords and asset managers, leasing and strata managers, and outgoing tenants — communicating clearly, supplying documentation, and handing back a space that’s ready to list, re-let or refit.

What areas do you cover?

Sydney metro and greater NSW, from our Homebush base — the CBD, inner city, and commercial and industrial precincts right across the basin.
