The honest answer

“It Depends” — But Here’s a Real Starting Point

Every removalist gives the same first answer — “it depends” — because it genuinely does. Price turns on the material, how much there is, how easy it is to reach, and what it costs to dispose of lawfully. But “it depends” is useless when you’re trying to budget, so below are realistic Sydney starting figures, followed by exactly what pushes a quote up or down.

HazWreck is a licensed Class B removalist (SafeWork NSW AD214755), fully insured, working right across Sydney. Every quote is fixed and itemised — you see what you’re paying for, and the number doesn’t move once we’re on site. For the full service detail, see our main asbestos removal page. Pricing a whole structure rather than a material? See asbestos garage and shed removal, where a standard fibro garage runs $5,000–$6,000 without the slab.

Sydney price guide

Asbestos Removal Prices in Sydney

A realistic starting guide for common Sydney jobs. Every figure below is a starting point only — the fixed price is confirmed after a quick assessment on site or from your photos.

  • Asbestos fence removal Licensed removal + lawful EPA disposal from $1,500
  • Asbestos roof removal Removal, Form 65 where required, disposal dockets from $2,500
  • Residential or commercial strip-out Containment, removal and clearance from $2,500
  • Asbestos garage, shed & eaves Scope-priced — confirmed after a quick assessment
  • Bathroom / wet-area sheeting Scope-priced — depends on area and access

What you’re paying for isn’t just labour. A compliant removal includes containment and dust control, EPA-licensed disposal charged by the tonne, Form 65 notification to SafeWork NSW where the job requires it, full insurance, and the disposal dockets that prove the work was done lawfully — the paperwork councils, insurers and future buyers ask for.

All figures are indicative only and confirmed after a site inspection. HazWreck is licensed for bonded (Class B / non-friable) asbestos only. Every quote is fixed and itemised, with no surprises.

Wondering if the 2027 scheme changes any of this? Read what the 2027 NSW free disposal trial will and won’t pay for — it covers the tip fee, not the removal, and for most Sydney jobs the disposal is a small slice of the total.

What moves the number

Five Things That Change an Asbestos Quote

  1. 1

How much material there is. A single boundary fence is a different job to a whole roof or a full house strip-out — volume drives both labour and disposal.

  2. 2

Access. A ground-level fence is quick; a second-storey roof, a tight terrace, or a site with no truck access takes longer and needs more setup.

  3. 3

Disposal tonnage. Asbestos waste is disposed of at an EPA-licensed facility and charged by weight. More material, or heavier cement sheeting, means more disposal cost.

  4. 4

Form 65 notification. Class B (bonded) work requiring notification needs a minimum five calendar days’ notice to SafeWork NSW — it doesn’t always add cost, but it does shape the timeline.

  5. 5

Condition. Weathered, broken or previously-disturbed sheeting needs more careful containment than sound, intact material.

The real cost of cheap

Why the Cheapest Quote Is Rarely the Cheapest Job

If one quote is thousands below the rest, something is being left out — and it’s almost always the part that protects you. Removing more than 10 square metres of bonded asbestos in NSW legally requires a licensed Class B removalist. Skip the licence, the containment, the lawful disposal or the dockets, and the saving evaporates the moment there’s a SafeWork NSW fine, a contaminated-site clean-up, an insurance knock-back, or a sale that stalls because there’s no compliance paper trail.

A HazWreck quote is fixed, itemised, licensed and insured — one accountable contractor from inspection through to clearance, with dockets on every job. That’s the number that stays the number.

What our clients say

Trusted Across Sydney

“We used HazWreck for a commercial strip-out and demolition at our World Gym, carried out overnight while the gym stayed operational. The crew were professional, clean and completely unobtrusive — management and members didn’t even know they’d been there. They later handled an urgent asbestos and demolition job for us at a private school in Auburn at very short notice, in and out with zero fuss. Reliable, licensed and easy to deal with. Highly recommended.”
Ertac Turk World Gym
“I’ve used HazWreck across multiple projects — two full house demolitions in Auburn and Lidcombe, a commercial strip-out in Penrith, and ongoing site clean-ups. As a residential builder, having one contractor who can handle demolition, asbestos and site clearance under one roof saves me a huge amount of coordination and time. Baris and the team are professional, reliable and always hand the site back clean and ready to build on. Couldn’t be happier with the service.”
George Residential Builder
“As a commercial and residential builder I’ve used HazWreck on multiple projects and they’ve been excellent throughout. They handled a complete strip-out of a house in Carlton for me, and most recently a commercial asbestos strip-out and demolition at Strathfield Plaza. Having one licensed contractor who can take care of asbestos, strip-outs and demolition across both my resi and commercial sites makes my life so much easier. Professional, reliable and clean every time — couldn’t recommend them more.”

Cost questions

Asbestos Removal Cost — FAQs

How much does asbestos removal cost in Sydney?

It depends on the material, access and volume. As a guide: asbestos fence removal starts from $1,500, and roof removal or strip-outs from $2,500. All prices are indicative and confirmed after a site inspection. Every HazWreck quote is fixed and itemised, including containment and lawful disposal.

Why are asbestos removal quotes so different?

Two quotes for the same job can differ by thousands because a compliant removal costs more than an undocumented one. A proper quote covers containment, EPA-licensed disposal (charged by the tonne), Form 65 notification where required, insurance, and the disposal dockets that prove the work was lawful. A cheaper quote usually means one of those is being skipped — which becomes your problem, not the removalist’s.

Is a cheap asbestos removal quote worth the risk?

Rarely. Unlicensed or undocumented asbestos work leaves you exposed to SafeWork NSW fines, contaminated-site clean-up bills, and a property with no compliance paper trail for councils, insurers or a future sale. The cheap job is the expensive option when it goes wrong. HazWreck is licensed (Class B, AD214755), insured, and every quote is fixed and itemised.

Do I get a fixed price or an hourly rate?

A fixed, itemised price. We assess the job on site or from your photos, confirm the material is bonded, and quote a fixed figure that includes removal, disposal and dockets — so there are no surprises once the crew is on site.

Is asbestos removal free in NSW?

No — but from 2027 NSW is trialling free collection and disposal of household asbestos waste. It pays for the pickup and tip fee, not the removal, and it doesn’t change the law requiring a licensed removalist for friable asbestos or for more than 10 square metres of bonded asbestos. See our full explainer on the NSW free asbestos disposal trial for what it will and won’t cover.
