Independent Proof the Job Was Done Right

An asbestos clearance certificate is independent confirmation that an area where asbestos has been removed is clean, safe, and ready to reoccupy. Once the removal is finished, an independent party inspects the site — and only if it passes do they issue the certificate. It’s the difference between “we say it’s clean” and “an independent inspector certified it’s clean.”

That independence is the whole point. A clearance certificate isn’t the removalist marking their own homework — it’s a separate, qualified set of eyes signing off before the space goes back into use.

Who Issues It?

It depends on the type of asbestos removed:

  • Bonded (Class B) removal — an independent competent person carries out a visual clearance inspection to confirm the area is free of visible asbestos debris and dust.
  • Friable (Class A) removal — a licensed asbestos assessor conducts air monitoring as well as the inspection, and issues the clearance. HazWreck is licensed for bonded (Class B) work; if friable material is involved, we advise the correct licensed path.

When Do You Actually Need One?

Not every small removal legally requires a clearance certificate — but plenty of situations do, and many more benefit from one even when it isn’t strictly mandatory. You’ll typically want a clearance certificate when:

  • A renovation or build is about to start in the cleared area and trades need to move in safely
  • You’re selling — buyers and conveyancers increasingly ask for evidence asbestos was removed properly
  • You’re making an insurance claim, or your insurer requires proof of safe remediation
  • It’s a commercial site, rental or workplace with a duty to protect occupants
