What Is Asbestos and Where It’s Found in Sydney Properties

Asbestos is a naturally occurring fibrous mineral that was used in thousands of Australian building products until it was fully banned at the end of 2003. If your Sydney property was built or renovated before the late 1980s, there’s a real chance asbestos is still in it — and most of it is bonded (non-friable) asbestos cement, the type HazWreck is licensed to remove.

Bonded (Class B) vs Friable (Class A) Asbestos

There are two regulated classes of asbestos work in NSW, and the difference matters for your job:

  • Bonded (non-friable) asbestos — fibres locked into a solid material like asbestos cement sheeting, fences and roofing. This is Class B work, and it’s HazWreck’s licensed specialty (SafeWork NSW Class B Licence AD214755).
  • Friable asbestos — material that can be crumbled by hand when dry, such as pipe lagging, some insulation and fire-rated boards. This is Class A work and requires a separate licence.

The vast majority of asbestos in Sydney homes is bonded, which is what we remove every day. If we identify friable material during an assessment or works, we’ll tell you straight away, stop work in that area, and advise the correct licensed path — we never cut corners or work outside our licence. Our Asbestos Removal Process, Step by Step

Every HazWreck removal follows the NSW Work Health and Safety Regulations from start to finish:

  1. Assessment and fixed quote — we inspect (on site or from your photos), confirm the material is bonded, and send a clear fixed-price quote with timings.
  2. SafeWork NSW Form 65 notification — where the job requires it, we lodge the Form 65 notification (minimum five working days’ notice for Class B work). Form 65 is lodged once your deposit is received.
  3. Containment and controls — we isolate the work area, control dust, and protect neighbouring surfaces and properties.
  4. Careful removal — bonded sheeting is removed by hand wherever possible to keep fibres contained — never power-cut dry.
  5. Lawful disposal — all asbestos is double-wrapped, labelled and transported to an EPA-licensed facility, with disposal dockets provided on completion so you keep a clear compliance record.
  6. Clean handover — we leave the site clean and ready for its next stage, with photo documentation.
